Reasons Why YOUR Home Is NOT Selling!

Your home’s price is too high; the number one reason.
Buyers are educated and do lots of research in almost every case before they contact a Realtor.  They can get the comparable SOLD prices as well as asking prices and days on market from the Internet.  There is a true real estate market and it is driven by Buyers not Sellers now.  The real estate market may have decided that the listed home is overpriced. Unfortunately, too many sellers are convinced they can ask whatever they want and buyers will still look at their home; that is not at all correct.  So… far too many buyers wait and pay the monthly holding cost of PITI-MR; Principle, Interest, Taxes, and Insurance, plus Maintenance and Repairs and wait… In this market they may wait and find that the property will sell for less in six months or a year than it will now.  And they will have paid for months of PITI-MR.

Kings Creek Country Club

Recently I have spent some time at Kings Creek Community.Kings Creek Country Club is a beautiful complex of nice homes, mostly very well landscaped, that range from a few hundred thousand dollars to several million dollars in price and from less than two thousand square feet in size to almost ten thousand square feet of lovely architectural largess!

In nearly every direction the homes and woods are so beautifully done and the winding streets along the Rehoboth Bay and wetlands is so well manicured that I was awed at the splendor and wealth of our nation and the many successful folks that are part of our community.

I have thoroughly enjoyed my drives and have most appreciated the beauty of:

Recently Delaware passed this new law which clarifies a long needed confusion as to what the role of a Realtor is and exactly how and to whom they owe thier honor, allegiance and service!

Consumer Information Statement (CIS) for Consumers Seeking to Purchase or Sell

Residential Property Designed For Use by 1-4 Families

Delaware State CIS law source

Delaware law requires real estate salespersons and brokers to provide you this CIS at the earlier of your first scheduled appointment or the first showing of a property. If your first contact is via fax or email, this CIS must be supplied with any other papers sent by electronic transmission.  You must read and complete this CIS before you list your home for sale or go with a salesperson or broker to view homes to buy. 

Customer first, then Client; You are a customer when you first contact a broker or salesperson. Once you have completed and signed this CIS, you become a client of that salesperson or broker, and he or she can start working for you. 

Brokers and Salespersons as Statutory Agents Under Delaware law, a real estate broker or salesperson is a statutory agent of yours unless you elect, in a written agreement, to enter into a common law agency relationship. A statutory agent is an independent contractor. He or she is NOT your fiduciary, but is an agent with duties specified by Delaware statutory law.

Number of Mortgage Applications UP over 8% !

Number of Mortgage Applications UP over 8%  Buyers are getting serious finally and choosing a house to buy as more sellers meet the market values.  Mortgage rates have gone lower again with fixed rates of as low as 6.1% for 15 year mortgages and 6.5% fixed for 30 years. 

Lenders have finally stopped lending to people who can’t afford to have a mortgage and are requiring decent credit and a decent down payment.  Buyers should have a credit score of at least 680 and 700 will get a loan easier.  Buyers should have at least 10% down payment money and settlement costs.   Appraisals are still coming in at full value of the sales price because the buyers are refusing to pay asking prices that are too high.  In general buyers are willing to pay what the property would have sold for the first month of 2005, usually not any more than that.
