Reasons Why YOUR Home Is NOT Selling!

Your home’s price is too high; the number one reason.
Buyers are educated and do lots of research in almost every case before they contact a Realtor.  They can get the comparable SOLD prices as well as asking prices and days on market from the Internet.  There is a true real estate market and it is driven by Buyers not Sellers now.  The real estate market may have decided that the listed home is overpriced. Unfortunately, too many sellers are convinced they can ask whatever they want and buyers will still look at their home; that is not at all correct.  So… far too many buyers wait and pay the monthly holding cost of PITI-MR; Principle, Interest, Taxes, and Insurance, plus Maintenance and Repairs and wait… In this market they may wait and find that the property will sell for less in six months or a year than it will now.  And they will have paid for months of PITI-MR.

Kings Creek Country Club

Recently I have spent some time at Kings Creek Community.Kings Creek Country Club is a beautiful complex of nice homes, mostly very well landscaped, that range from a few hundred thousand dollars to several million dollars in price and from less than two thousand square feet in size to almost ten thousand square feet of lovely architectural largess!

In nearly every direction the homes and woods are so beautifully done and the winding streets along the Rehoboth Bay and wetlands is so well manicured that I was awed at the splendor and wealth of our nation and the many successful folks that are part of our community.

I have thoroughly enjoyed my drives and have most appreciated the beauty of:

Steve Jobs Stanford Commencement Speech 2005

I spent some time as a public speaker; traveling America and speaking almost every day to a group of very high income, educated, professional people; all of whom had far more formal education than I.  Most were Doctors, Specialists at that.

My job was to teach these people who were more educated than I.  I had to teach them what their several degrees had left them wanting; that is how to do what they wanted to do — to like it and to do it well.  I was to teach them that it is in all ways better to give than take.  I was to show them that it is always — in all ways — better to be interested in others than to try and create interest in yourself.  These things I believed then and I believe now.

I enjoyed capturing and holding the attention of hundreds of people, all of whom thought they were smarter than me when I started and all of whom claimed they learned greatly when I was done.  I spoke for two days and took up twenty hours of their time.  I spoke upon what had taken me decades to learn.  I delivered verbally what decades of intense and dedicated experience and education had given me; I condensed into those twenty hours.  

I am immensely impressed with good speaking that has value.  In my opinion there is great value in this speech by Steve Jobs.

Quality of Life in Sussex County Delaware; Facts, Statistics, Observations and even opinions!

We Sussex Countians are fortunate in many ways as we have a wonderful quality of life here.

Climate:
Our climate for one thing is the best in the region.  The United States Department of Agriculture has a map that shows the temperature zones for plants (and people).  This map shows Delaware in the same climate band as mid-Texas, northern Georgia, and the Carolinas. Delaware is by far the northern most place for this climate.   Southern Delaware, although not delineated on this map is shown as one zone more southerly in the more detailed maps you get for planting flowers and vegetables as shown in gardening texts. 
Sussex County Delaware has a winter climate and temperature that equals the Carolinas, Georgia and northern Florida. It has a summer climate and temperature that is more like New York and Massachusetts.  The reason for this is the tempering effects of the large bodies of water that surround Sussex County have more local effect on keeping us cool in Summer and Warm in winter than the land does.   The closer you get to the water the more this is true.

The Eastern Sussex area is almost identical to Boston temperatures in the summer and Tampa temperatures in the winter.

Driving and Commuting Distance:
In Sussex County we feel we are far enough from everything and close enough to all that’s important. While we enjoy and idyllic rural and resort lifestyle here, we are a couple of hours to the cities.

This little shop has about 7 feet of frontage on Rehoboth Avenue at 62A Rehoboth Avenue, Rehoboth Beach, Delaware… just a one minute walk to the Rehoboth Boardwalk.

 The Gallery Espresso has outside cafe’ seating, bar seating and in the back, dining area seating.  A great place to eat, have a meeting or cup of coffee with others and a great place to have a business meeting… I am having me second one here in a few minutes! 

 YES it is WiFi; free and very high speed!
